Fence Painting Notice & Update

2018 FENCE PAINTING PREPARATION

Please note that all unpainted fences that were installed last summer will be painted starting late June/early July.
• PLEASE MOVE ALL ITEMS A MINIMUM OF 5FT AWAY FROM THE
FENCES
• GRASS MUST BE CUT – SPECIFICALLY 2FT ALONG THE FENCES
FAILURE TO MOVE ITEMS AND/OR CUT GRASS WILL RESULT IN EXTRA
CHARGES BEING APPLIED TO YOUR UNIT AS THE CONTRACTOR WILL DO
IT FOR YOU.

NOTICE FENCE REPLACEMENT, RE-GRADING, & TREE REMOVAL IN UNITS 211-227, 243-261

 

  • RE-GRADING AND FENCE WORK TO COMMENCE STARTING THE WEEK OF JUNE 5/17
  • ALL TREES AND SHRUBS NOT REMOVED FROM YOUR REAR EUA (EXCLUSIVE USE AREA) WILL BE DONE BY A HIRED CONTRACTOR AT YOUR EXPENSE.
  • ONCE THE WORK IS COMPLETED, YOU ARE NOT PERMITTED TO REPLANT ANY TREES WHATSOEVER IN THE AREA. SHRUBS MAY BE PLANTED IN A PLANTERS ONLY.
  • ALL DECKS, SHEDS, CEMENT BLOCKS AND OTHER ITEMS MUST BE AT LEAST 5 FEET AWAY FROM YOUR UNIT (FOR RE-GRADING PURPOSES) AND 2 FEET AWAY FROM THE EXISTING FENCE. THIS MUST BE DONE PRIOR TO WORK STARTING.

* YOU MAY DO THIS YOURSELF OR THE BOARD WILL HIRE A CONTRACTOR TO DO IT FOR YOU AT YOUR EXPENSE. YOU MUST INFORM THE BOARD OF YOUR INTENTION BY MAY 1, 2017

NEW Reserve Fund Study Now Available

As mentioned during the 2017 Annual General Meeting, the latest Reserve Fund Study for the complex is now available. For a free digital copy of this document, simply send a request via email to hpoh229@hotmail.com and it will be sent over to you.

Roof Replacement Complete

As you may have noticed, the warmer October weather enabled the Board’s contractor’s to finish the roof replacement that began earlier this year. The Board is pleased with the work done, and units are protected against the elements much better than with the previous roofing system.

 

NOTICE – Roof Replacement Starting ASAP

Please note that Shamrock Roofing will be beginning to replace the roofs of the following buildings ASAP:

187-195

197-209

231-241

263-281

Contractors will be dropping off materials as soon as today (Friday Sept 30) and work will begin as soon as weather permits. If possible, please have your rear EUA gate open during the day so that they can access/clean any materials that may fall during the replacement process. Thank you.

Capital Projects – 2016/2017

For 2016/17 fiscal year, the Board has agreed to continue on with completing the 3 capital projects that are currently underway around the complex. These are:

1 – Roof replacement

2- Fence Replacement/regrading

3 – Fence Painting

These will be the priorities for the Oct1/16-Sept.30/17 fiscal year – but you will start to see changes very soon!

 

Reserve Fund Study Update

The Board has recently received a 1st draft of its newest Reserve Fund Update – which is completed by a 3rd party objectively looking at the Condo Corporation’s financial ability to meet all of its requirements to replace and maintain the outside of buildings an common areas. In general, the initial draft has indicated that the Board has done a good job in replacing those things needed. This document will also give future Boards a sense of what will need to be replaced and maintained over the next 3 to 5 years. As expected, priority areas include finishing off the roofing, fencing, and painting projects that are in various stages of completion already.

NOTICE – EAVESTROUGH REPLACEMENT – UNITS 243-261, 283-297, 436-468

Contractors will need access to these units starting the week of August 29/16 for approximately 3 weeks (weather permitting). Eavestroughs will be replaced with larger versions and all ‘kickouts’ will extend out as close to your fence line as possible.

Written notices will be delivered today (Saturday, August 27) as well.

2017 Fence Replacement Planning

As you all are aware, next year will be the last phase of our 3 year re-grading and fence replacement program. The units that will be affected next spring when fences are replaced are units 211-227 and 243-261. All common area short fences along sidewalks, etc. will also be replaced at this time.

Owners of these units will be receiving a notice in the next few weeks outlying what you as owners will be responsible for. These things include:

  • ALL TREES AND SHRUBS (AND STUMPS) MUST BE REMOVED FROM YOUR REAR EUA (EXCLUSIVE USE AREA). YOU MAY DO THIS YOURSELF OR THE BOARD WILL HIRE A CONTRACTOR TO DO IT FOR YOU AT YOUR EXPENSE. ONCE THE WORK IS COMPLETED, YOU ARE NOT PERMITTED TO REPLANT ANY TREES WHATSOEVER IN THE AREA. SHRUBS MAY BE PLANTED IN A PLANTERS ONLY.
  • ALL DECKS, SHEDS, CEMENT BLOCKS AND OTHER ITEMS MUST BE AT LEAST 10 FEET AWAY FROM YOUR UNIT (FOR RE-GRADING PURPOSES) AND 2 FEET AWAY FROM THE EXISTING FENCE.

The Board is giving you a large period of notice so that you can notify us how you intend to prepare your rear EUA area in the early spring of 2017 so that fence work can be started(and finished) as early as possible next spring.
