2017 Fence Replacement Planning

As you all are aware, next year will be the last phase of our 3 year re-grading and fence replacement program. The units that will be affected next spring when fences are replaced are units 211-227 and 243-261. All common area short fences along sidewalks, etc. will also be replaced at this time.

Owners of these units will be receiving a notice in the next few weeks outlying what you as owners will be responsible for. These things include:

  • ALL TREES AND SHRUBS (AND STUMPS) MUST BE REMOVED FROM YOUR REAR EUA (EXCLUSIVE USE AREA). YOU MAY DO THIS YOURSELF OR THE BOARD WILL HIRE A CONTRACTOR TO DO IT FOR YOU AT YOUR EXPENSE. ONCE THE WORK IS COMPLETED, YOU ARE NOT PERMITTED TO REPLANT ANY TREES WHATSOEVER IN THE AREA. SHRUBS MAY BE PLANTED IN A PLANTERS ONLY.
  • ALL DECKS, SHEDS, CEMENT BLOCKS AND OTHER ITEMS MUST BE AT LEAST 10 FEET AWAY FROM YOUR UNIT (FOR RE-GRADING PURPOSES) AND 2 FEET AWAY FROM THE EXISTING FENCE.

The Board is giving you a large period of notice so that you can notify us how you intend to prepare your rear EUA area in the early spring of 2017 so that fence work can be started(and finished) as early as possible next spring.
