The Board has noticed that the majority of the South facing units have shingles that are in need of repair. After consulting with roof experts, the Board has decided that 52 of the 76 units should have their shingles replaced in 2016. These units are primarily the North/South facing units that have showed premature aging of the shingles.
This is something that is not accounted for in the complexes Reserve Fund Study, as the shingles were to last another 10-15 years. An extensive effort to try and get some warranty work done from the shingle manufacturer was unsuccessful.
This has been accounted for in the 2015/16 budget and should be completed in the Spring or early Summer of 2016.
