As you may have noticed, it has been apparent that the shingles on the roofs of the north/south facing units are eroding much quicker than projected in our Reserve Fund Study. The Board has been notified that the shingles used during the replacement 10 years ago are an economy shingle that was not the best quality.
Last year the Board attempted to get a warranty claim payment from the shingle manufacturer. This process took many months to go through their very difficult process, and just a few weeks ago the Board was notified that we would not be given any type of refund.
We are moving ahead with replacement plans, as it is vitally important part of keeping our building structures solid. It is hoped that the affected units will have their shingles replaced sometime in the fall.
